What the weather does here
Inland, hot, and largely unshaded on the streets where the original trees have gone. High summer UV and no salt worth specifying for, so coatings here fade and chalk rather than lift.

The Balga specific bit
Almost anything built here before the late 1980s may carry asbestos-cement sheet in the eaves or wall cladding. It is safe to paint and unsafe to sand, so we coat it and say so on the quote. A quote for a Balga exterior that reads sand and paint eaves, with no mention of asbestos, has not looked properly.
