The finish
Sprayed where brushing would show
Joinery, doors and built-ins are sprayed rather than brushed, because at close range a brush mark is the thing you cannot stop looking at. It costs a day of masking to get there.
Plastic to the openings, tape to the edges, extraction running, and every surface that is not being coated sealed off before the gun is picked up. The preparation is most of the work; the finish is the part you see.
Exteriors
Scaffold, harness, and the time it takes
Two-storey work is not ladder work. Proper access costs more up front and is the only way the eaves, gables and upper windows get the same preparation as everything you can reach.
Roof restoration
Priced by the roof, not the floor
A roof is considerably larger than the footprint it covers, which is why roof quotes surprise people. Tile and Colorbond need different systems and different preparation, and both need the surface clean and sound before a drop of coating goes near them.
Harness, anchor and rope on every pitch. It is not optional and it is in the price.
