What the weather does here
Inland enough to escape the worst of the salt, but a long hot summer with very little shade in the newer estates. Fading and chalking on north and west walls is the usual reason people call.
Worth knowing
The Joondalup specific bit
A lot of the render here is builder-grade and was painted once, thinly, before handover. Twenty-odd years on it is chalking rather than peeling, which is good news — it means the repaint is mostly a proper wash, a binding primer and two coats, without the crack-chasing that older stock needs.
